The Baird’s Close One apartment development forms a cornerstone of the wider mixed-use regeneration of King’s Stables Road and offers owners the rare chance to live in upmarket, contemporary accommodation within touching distance of Edinburgh’s iconic castle, the Old Town World Heritage Site and the vibrant Grassmarket area.
Nestled at the foot of the Grade A listed King’s Bridge, the scheme comprises thirty-two studio, one-bed and two-bed apartments, a commercial unit and associated amenities. Baird’s Close One occupies the site of a former nightclub and was the first portion delivered of a wider masterplan for the adjacent Council Cleaning and Street Lighting Depo, on behalf of Campus DM and Peveril Securities.
The south of the development is dominated by the existing Argyle House, a brutalist 1960s office block. Rear-facing units were therefore orientated to include corner windows and north-facing slots, ensuring even these apartments capture more appealing views of the castle or Old Town beyond. Each portion of the development is carefully arranged to ensure views into and through the site are respected or enhanced. Even at ground level, the architectural language and muted material palette express a restraint that works in synthesis with the existing fabric and essential characteristics of the Old Town.
Despite the compact nature of the site, each flat was carefully designed to maximise floor area and practicality. Kitchens were architect-designed, featuring Corian worktops, refined joinery and fitted with Bosch and Blanco appliances and fixtures. Shower rooms were designed to exceed domestic design standards and feature walk-in shower areas, Grohe and Laufen fixtures, plus inbuilt utilities that keep washer-dryers tucked discreetly away from living areas. BoConcept Scotland developed an optimum furniture layout, which informed the placement of an &Tradition feature light over the dining space. Buyers were offered tailored furniture packages, while discreet built-in wardrobes were provided in all units. Floors were finished throughout with premium Karndean vinyl flooring, complemented by an off-white décor scheme to maximise daylight in each space.
