Our hotel development on Hanover, Princes and Rose Street, repurposes a series of five under-utilised buildings into a bespoke apartment-style destination. With 60 individually styled hotel rooms, the design respects the site’s historical context while knitting together the fabric of the area through sensitive adaptive reuse of existing properties and new additions.

Our approach enhances the city’s architectural landscape by consolidating unused space above commercial units, improving neglected rear areas, and creating opportunities for local businesses. The development also restores the iconic Crawford’s Tearooms to their former glory, reviving the charm and character of this historic space.

Designed with sustainability in mind, the hotel offers a luxurious, flexible stay with rooftop terraces, dramatic skyline views, a fitness studio, and guest lounges. Hanover Street blends the old and new while offering a calm, boutique experience for discerning travellers, all within one of Edinburgh’s prime locations.
