The Royal Hospital affordable development delivers 31 high‑quality apartments within a sensitive historic location in the heart of Edinburgh. As the first new-build social rented homes in Marchmont, the Sylvan Place development makes a meaningful contribution to the city’s housing emergency while respecting the character of the surrounding conservation area.
Designed as part of the wider regeneration of the former Royal Hospital for Sick Children site, the building responds carefully to neighbouring listed structures and the approved masterplan. A compact footprint and constrained urban setting led to a highly efficient layout, providing a mix of one- and two-bedroom homes that maximise daylight, outlook and internal comfort.
Sustainability is embedded throughout. A timber frame construction significantly reduces embodied carbon, while a fully decarbonised energy system - featuring exhaust air heat pumps, mechanical ventilation with heat recovery and on-site solar generation - ensures long-term affordability and low running costs. The development is intentionally car-free, taking advantage of excellent access to public transport, active travel routes and the Meadows.
The scheme strengthens the local community by delivering much-needed affordable homes in an area with exceptional access to employment, education and services. Its location beside one of Edinburgh’s most valued green spaces supports wellbeing, social interaction and low-carbon lifestyles.
Delivering quality was a driving force from concept to completion, with durable materials, robust detailing and well-considered internal layouts ensuring long-term performance. The project demonstrates that small-scale affordable housing can achieve exemplary design, sustainability and placemaking within a complex historic context, setting a benchmark for future city-centre delivery.
