This proposal seeks to construct a high quality, mixed use development, comprising of a purpose built office space and two new residential units. The site is located on a quiet residential street not far from the main arterial route of Morningside Road and is currently occupied by our office.

The addition of 2 residential units on the upper floor level respond to local housing demand and make use of excellent transport links and local amenities.

Generally, the façade will be brick at ground and lower level, with the chosen colour of the brick referencing the sandstone of the surrounding tenements. Specific areas of projecting header bricks have been used to create relief and texture on the front façade and to delineate the principle entrances.

Grey metal cladding has been used on the upper storey.  The dark material minimises the visual presence of the storey, ensuring the mass and bulk of the building remains sympathetic to its surroundings.
