The Hoxton, Edinburgh has brought new life to the historic Grosvenor Hotel on Grosvenor Street. Originally designed in the 1860s by Robert Matheson and long established as a city landmark, the buildings have been carefully refurbished and rebranded to create a contemporary destination that still honours their heritage. The project sits within the Edinburgh New Town Conservation Area and World Heritage Site, and the transformation has sensitively balanced conservation with bold new design.

The works involved extensive refurbishment across both sides of Grosvenor Street, with interiors by Ennismore. Sixteen new guest rooms were created from redundant floor space, while ground-floor areas were reconfigured to improve flow and function. Modern interventions included a new glazed rooflight over the conference facilities, upgraded building services, and the removal of unsympathetic 20th-century extensions. The mews buildings on Palmerston Place Lane were repurposed, turning former staff quarters into apartment-style suites, and natural daylight was introduced with new glazed screens.

Internally, Ennismore’s design brings The Hoxton’s signature character to Edinburgh: a relaxed yet refined aesthetic that layers contemporary comfort with eclectic details. Original townhouse proportions and historic features sit alongside warm, lived-in textures and playful modern styling, creating interiors that feel both rooted in place and distinctly Hoxton.

The result is a revitalised hotel that enhances Haymarket’s hospitality offer while preserving and celebrating the historic fabric of the New Town. The Hoxton, Edinburgh delivers the best of both worlds: the charm of 19th-century architecture paired with the energy and creativity of one of today’s most recognisable hotel brands.
